D.R. Horton, Inc. is currently looking for a Managing Director-Multifamily. The right candidate will be responsible for overseeing all aspects of new multifamily developments within a specific geographic location.  Projects involve sites already owned by D.R. Horton, sites D.R. Horton is acquiring as part of larger master-planned communities, and opportunities to develop non-DRH owned (i.e., third-party) land.  Primary product focus is suburban, garden-style communities. This position coordinates all aspects of development including (i) acquisition, (ii) pre-development planning and zoning, (iii) management of local operations of parent-controlled general contractor, and (iv) lease-up through stabilization, and (v) asset disposition.

 

Essential Duties and Responsibilities include the following. Other duties may be assigned.

 

• Source, identify, select and underwrite development opportunities
• Coordinate required activities with local officials, brokers, consultants, etc.
• Negotiate land contracts and purchase agreements
• Oversee required zoning, entitlement, and permitting activities
• Oversee due diligence investigations
• Oversee underwriting pro formas including market information, operating expense data, and estimated hard and soft costs
• Project timeline and spending forecasts
• Oversee compilation of all components of investment packages
• Lead presentation of development opportunities
• Decision-making regarding product, mix, parking, and design
• Oversee various governmental/municipal approval processes
• Manage consultant work and relationships
• Coordinate construction personnel to successfully meet budget and timing targets
• Oversee sale process in terms of strategy, pricing, and negotiations
• Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
• Ability to travel overnight
• Participate in the development of aggressive marketing/business development and expansion plans
• Facilitates the establishment of specific geographic location procedures, and ensures any corporate policies are followed
• Executes specific geographic location business plan and continually re-evaluates business plan to optimize profit and returns
• Lead evaluation of underwriting process and participate in approval process with DHIC Investment Committee
• Participate in the development of organizational plans for operations and associated functions
• Monitors activities of administrative departments.  Ensures that the management staff receives adequate functional advice, assistance and service from staff groups/departments
• Provides counsel, guidance and coaching to the management and staff in developing their personal management and capabilities and professional skills.  Assists them in personal development planning and appraises their progress

 

Supervisory Responsibilities

Directly manages 2 or more employees. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.  Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Required Qualifications

  • Bachelor’s or Master's degree from a college or university
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral form or via DRH applications
  • Proficiency with MS Office and email
  • Ability to sit for majority of 8-hour workday; use hands to finger, handle or feel; reach with hands and arms; talk and hear.  Specific vision abilities required by this job include close vision, distance, color vision and peripheral vision
  • The noise level is generally moderate

Preferred Qualifications

  • Ten years of related experience in multifamily construction
